I build and decorate player houses and/or yards. Further down in this post will be a list of questions, requirements, and charges for this service.
I staff daily and play during the week when I can squeeze play time in but, Saturdays and Sundays are off limits for building/deco as these are my play days. Now down to the Nitty-Gritty
HOUSE BUILDING
Be prepared to play twenty questions if you decide that you want me to build your house. Below are some of the questions that can and will be asked:
1. how many floors do you want (this may vary depending on which house foundation you laid down)
2. which floor tile(s) (I need this information for each floor/room of the house)
3. which wall tiles(s) (I need this infomation for each floor/section/room of the house)
4. number of rooms per floor and approximate sizes of each
5. roof type (flat, pitched, multiple pitch, dirt for planting,open air etc)
6. would you like water effects? if so how many and in which rooms?
7. do you want windows? if so how many and in which rooms
8. would you prefer doors or archways or columns or poles or a combination?
9. do you want stairs or teleporters or a combination of the two
Be warned if you do not answer these questions and I have to make these decisions for you there will be an additional 10% added to the overall price of building your home.
House building goes pretty fast so for the most part I can more than likely have it built within a day, though occasionally it may take longer. House building charges are pretty basic. I will not charge you for your foundation unless I lay the foundation as part of the building process. If you use a foundation that has already been laid then you have already paid for it so I will not charge you for it again. I will charge you whatever the cost to build the house is plus an additional 25% surcharge. This surcharge pays for my loss of play time or time away from my projects for the shard. Therefore if I lay a foundation and build your house with a total value of 1,000,000 the total cost will be 1,350,000. If you lay the foundation that price will change to 1,171,000. A good way to estimate house building cost is this. 18 x 18 single room three floor house runs roughly 500K so figure roughly half a mil per foundation plus the 35% surcharge. This can vary depending on the wall, floor, windows, water effects, etc that you want in the house itself. I have seen 18x18 three floor houses cost as much as 900K just for the building process without my surcharge added to it.
HOUSE AND/OR YARD DECOHouse and yard decorating is a little different. I will need you to lock down a book in each room stating what that room is to be (bedroom, bathroom, kitchen, etc), if this is for your yard you will need to lock books down within the yard telling what you want that area to be (stable, garden, park, etc). If I make this decision for you there will be an addition 10% charge added to the overall cost of the decorating fees.
Since I do not know each persons style, and deco is so much more detailed than building that there may be a LOT of questions involved before I can begin but, the basic and most important is what stye of deco do you want (elegant, minimalist, lived in, evil, rustic, casual, etc) from there the questions will vary greatly and I cannot post them all here.
House and Yard Decorating charges are as follows:
In the deco mall we have a basic price formula (each tile of ground that is included in a deco item is 5K so a 5x5 deco item is 5x5x5,000 = 125,000). Therefore anything that I use from the deco mall will be the same cost as the deco mall price.
Anything custom built (ex: custom fireplaces to match wall or deco style) 10K per tile/item used to create (this can be anything from custom fireplaces to specially designed kitchen work centers or living rooms just to name a few). Simply put if I have to actually build it because it does not exist it will cost more gold.
Special items that are not available through hunting, quest prizes, event prizes, player craftable, etc will vary in price depending on the item. Special items may include tapestries, paintings, or any items that are not already available in the game.
Stealables and daily rares are to be supplied by the player or will be made available at a cost of 25K per tile.
Some items will require shard owner approval so if you want something extremely special you will need to make sure and let me know so that I can get approval FIRST. If you wait until after the deco process is complete there will be an additional 25% charge added to the item requested IF the shard owners approve the use of said item.
I WILL NOT use vet rewards in the deco process UNLESS you have already recieved that reward and give it to me to use. Vet rewards are just that REWARDS for staying with and supporting the shard.
I charge a 35% surcharge for decorating just like I do for building houses. Deco can become VERY expensive so be prepared for sticker shock when I give you the total.
Above I stated that if I had to make decisions for you in the buiding or deco process that there was a 10% charge in the overall price. This increase is in addition to the 35% surchage. So if your entire build/deco bill comes to 4,050,000 after the 35% surcharge that will change to 4,455,000 if I have to make decisions for you. This is just as a heads up so you know ahead of time that this can and will become very expensive for you and is not intended for players who have only been with the shard for a day or two.
Here are a couple of things to keep in mind when I decorate your house or yard:
1. If you already own deco and want it used in the deco process I will not charge you for those items.
2. I will do my best to use deeded items whenever possible but there will be occassions that this will be impossible. If something happens and you need/want to move your house if any of the deco that has been placed is static there will be a 25K per item surchage for moving (or rebuilding) said item (this doesnt mean that you will pay to move each item in a static or custom made deco item it just means that you will pay 25K for us to move that item once your house has been moved or for me to rebuild it for you at the new location).
[size=16]3. With an influx of new players and the desire to have staff placed/created decorating in the houses again on the increase I want to make sure everyone understands this. Staff will not place grass in snow lands and we will not place snow in grasslands. Use some common sense in placing your house, if you want a winter wonderland theme to your house/yard don't place it in a desert or grassland place it on ice island. The same is true for the other way around don't build on the northpole if you want a summer retreat/beachy feel to your house/yard. Trying to cover a yard with grass for a three plot house on ice island would be a 2000 count item increase and that is JUST for the grass tiles that does not include any other decorative items you may want placed in there. Staff will place an area NO LARGER THAN 10 x 10 of grass or snow in a yard to help with a special feel you may be going for BUT there is to be ONLY ONE of these areas PER YARD period. Not only does this create lag for the entire shard it will create a blackhole crash-a-thon around your yard. If this happens through players own decorating exploits we will remove the deco because this not only affects players but also affects staff as well.
